Both series are comedies about a blossoming relationship surrounded by the tenants of an apartment complex, and do a decent job of fleshing out all the tenants and making them seem like family. They both eventually get darker as feelings are realized.
Ai Yori Aoshi is more focused on romance and has more mature scenes (lots of fanservice and nudity, of which, Mahoraba has nearly none) than Mahoraba. Mahoraba is a family-friendly series that focuses more on delivering good messages.
Mahoraba has better character development and both series have romances that develop quite slowly.

Strongly second this recommendation. Both of the stories revolve around a bunch of unique characters living together. The primary focus of both series is family bond; in addition, Ai Yori Aoshi has an equal focus on romance. They both have very heartwarming stories about people parting ways and reuniting.
In general, both are very relaxed. Ai Yori Aoshi has some serious drama from time to time but also has a lot of harem and ecchi; in comparison, Mahoraba is more comedic.
