They are pretty much, the exact same thing. Dude moves into a new place. Dude gets a ton of girls in his face (random new girl turns up in ep 3 or smth idk). The only difference is that Goddess Dorm features a young boy compared to the teenager in OniAi.
Both are pretty good ecchi if you want uncensored nipples to make an appearance too. Also, hit the nail on comedy quite well. Did I also mention that they are both harems? Let your imagination go wild, I suppose.
